Riverhead NY Real Estate: A Plain-English Guide for Buyers and Downsizers (2026)

Data current as of October 2026
Riverhead sits where the North Fork begins, and it draws two kinds of buyers: first-time buyers looking for more home for the money than they see farther west, and longtime Long Island homeowners who want to downsize without leaving the Island. This guide covers what each group needs to know before making a move.
What do homes in Riverhead cost right now?
Short answer: in August 2026, the median sale price in Riverhead (the 11901 area Redfin tracks) was about $600,000, while the Suffolk County median for single-family homes was $760,000.
- Riverhead: median sale price $599,603, up 9.0% year over year, with 23 homes sold and a median of 37 days on market (Redfin, August 2026).
- Suffolk County: single-family median sale price $760,000, up 7.0% from August 2025 (OneKey® MLS, released September 22, 2026).
Keep one thing in mind: 23 sales in a month is a small number, so Riverhead's median can move quite a bit from one month to the next. If you're pricing a particular home, ask for recent comparable sales on that street instead of leaning on a single monthly figure.
What's the "Peconic tax," and does it apply in Riverhead?
Short answer: yes. Buyers in the Town of Riverhead generally pay a 2% Community Preservation Fund (CPF) transfer tax on the part of the price above $150,000 for an improved property.
This is the cost that surprises buyers coming from Brookhaven, where it doesn't apply. The Peconic Bay Region CPF tax covers five East End towns, Riverhead among them. A few details:
- Riverhead's rate is still 2%. It is one of the towns that opted out of the extra 0.5% supplemental tax that took effect in 2023 (Stewart Title, January 2023; Best Version Media, August 2026).
- The first $150,000 of the price on an improved property is exempt. Vacant land gets a smaller allowance (Stewart Title, 2023).
- Some East End towns give first-time buyers an exemption, but published sources say Riverhead does not. Confirm this with your attorney before you budget.
Illustrative estimate only: on a $600,000 purchase, 2% of the $450,000 above the exemption comes to about $9,000 due at closing. Your attorney will calculate the actual figure.
Is Riverhead a good fit for downsizing?
Short answer: it can be. The town has several age-restricted (55+) communities, along with condos and smaller single-family homes, and you stay close to the Brookhaven towns many sellers are leaving.
As of October 2026, 55places.com lists these 55+ communities in the Riverhead/Calverton area:
- Calverton: Windcrest East, Foxwood Village (detached homes)
- Riverhead: Glenwood Village (detached); Saddle Lakes, Sunken Pond Estates, Stoneleigh Woods at Riverhead (attached)
The type of ownership can vary by community. In some you may own the land, and in others you may own the home and pay a monthly fee for the land. Have your attorney review the HOA or community documents and the full list of monthly charges before you commit.
If you're selling a Coram, Mount Sinai, Miller Place, or Rocky Point home to buy in Riverhead, map out the timing first. Decide whether you need to sell before you buy, and how many months of carrying costs you can manage if you can't line the two up.
Will I keep my STAR property tax benefit if I move?
Short answer: STAR doesn't move with you automatically. You'll need to register for it at the new home. If you're 65 or older and meet the income limit, you may qualify for Enhanced STAR.
According to NYS Tax & Finance:
- Enhanced STAR: at least one resident owner must be 65 or older by December 31 of the benefit year, and income must be $110,750 or less for 2026 benefits ($113,550 for 2027).
- Basic STAR credit: the income limit is $500,000.
Property taxes in the Town of Riverhead can vary by school district and hamlet. Compare tax rates on the specific homes you're considering instead of relying on a townwide average. A local partial exemption for qualifying seniors may also be available, so call the Riverhead Assessor's office to ask.
What should first-time buyers know about Riverhead?
Short answer: rates have gone up, so explore assistance programs early and budget for the 2% CPF tax, which first-time buyers in many other Suffolk towns never see.
- Rates: the 30-year fixed averaged 7.40% as of October 8, 2026, compared with 7.28% the week before and 6.30% a year earlier (Freddie Mac PMMS).
- State help: SONYMA's Achieving the Dream program serves first-time buyers who meet income limits. It offers financing up to 97% of value, a minimum of 1% of your own cash, and down payment assistance of $3,000 or 3% of the price, up to $15,000 (NYS HCR). Ask a SONYMA-participating lender whether you qualify.
- Nearby hamlets: buyers often look at Calverton and Aquebogue alongside Riverhead itself. Both are in the Town of Riverhead, so the CPF tax applies there as well.
How do you get from Riverhead to New York City?
Short answer: it takes some planning. Riverhead is on the LIRR's diesel line east of Ronkonkoma, trains are limited, and you change at Ronkonkoma to get to Manhattan.
The Ronkonkoma–Greenport segment runs only a handful of trains each weekday (Wikipedia, citing MTA timetables, accessed October 2026). If you'll commute regularly, check the current MTA schedule before you choose a home.
