First Time Home Buyer in Suffolk County: Where to Find Down Payment Help in 2026

by James Acierno

Data current as of October 2026

Buying your first home in Suffolk County can feel out of reach. Prices are high and rates are still above 7%. But there is real money available to first-time buyers here, through the Town of Brookhaven, Suffolk County and New York State. The catch is that each program has its own rules, timing and paperwork. This guide explains what's out there in plain language, so you know where to start.

What does the Suffolk County market look like for first-time buyers right now?

Short answer: prices are still rising, homes for sale are scarce, and rates have eased only a little.

  • The median sale price for a single-family home in Suffolk County was $760,000 in August 2026, up 7.0% from $710,000 a year earlier (OneKey MLS data, reported by Long Island Guide, Sept. 29, 2026).
  • There were 3,129 homes for sale that month, down 3.9% from the year before (same source).
  • The average 30-year fixed mortgage rate was 7.32% the week of October 22, 2026, according to Freddie Mac. The 15-year averaged 6.68%.

So the gap you have to close is real. That's why down payment help matters so much here. It can turn "maybe in a few years" into "maybe this spring."

What down payment help does the Town of Brookhaven offer?

Short answer: up to $50,000 toward down payment and closing costs for eligible first-time buyers.

The Town of Brookhaven HOME Down Payment Assistance Program covers homes in the town, which includes Coram, Mount Sinai, Port Jefferson Station, Miller Place, Rocky Point and Middle Island. Here's what the town's program page says (brookhavenny.gov, viewed Oct. 2026):

  • Amount: up to $50,000 toward down payment and closing costs.
  • Home type: a new or existing single-family home.
  • Who can apply: income-eligible first-time buyers who can still qualify for a mortgage and meet the lender's minimum down payment.
  • How long you must stay: the home must be your main residence for 10 years. If not, HUD requires the assistance to be repaid.
  • Timing: first come, first served until funds run out.
  • Who runs it: the Long Island Housing Partnership (LIHP), 631-435-4710. Ask for the Brookhaven Town HOME Down Payment Assistance Program.

Income and price limits are in LIHP's program guidelines, so ask for the current version before you start shopping.

What about Suffolk County's down payment program?

Short answer: the county has offered up to $30,000, but it opens in rounds, so check whether it's open before you sign anything.

In the most recent round we could confirm (announced January 2025), the Suffolk County Down Payment Assistance Program offered a conditional grant of up to $30,000 (TBR News Media, Jan. 31, 2025). Key rules from that round:

  • First-time buyer under HUD's definition (no home owned in the past three years).
  • Income within HUD guidelines.
  • Live in the home as your main residence for 10 years.
  • Complete homebuyer counseling at a HUD-certified agency before applying.
  • At least $3,000 of your own savings.
  • Don't sign a contract of sale before you receive a Purchaser Certificate from the county.
  • The home's appraised value could not exceed $551,000 in that round.

Rules and limits can change each round. Check SCDownpayment.com or call the Suffolk County Office of Community Development at 631-853-5705 for the current status.

What help does New York State offer?

Short answer: SONYMA mortgages, plus a down payment loan that is forgiven after 10 years.

The State of New York Mortgage Agency (SONYMA) works through participating local lenders. Two pieces to know about (NYS Homes and Community Renewal, viewed Oct. 2026):

  • Achieving the Dream: a 30-year fixed mortgage for income-eligible first-time buyers, with financing up to 97% of value on most one- and two-family homes. You put in at least 1% of your own cash.
  • Down Payment Assistance Loan (DPAL): the greater of $3,000 or 3% of the price, capped at $15,000. It's 0% interest, has no monthly payment, and is forgiven after 10 years. A first mortgage paired with a DPAL usually carries a rate 0.40% higher. Not every SONYMA lender offers it.
  • DPAL Plus 2026: a limited version of up to $30,000 for households at or below 60% of area median income, first come, first served.

SONYMA reports more than $70 million in down payment assistance to about 5,500 buyers since August 2021 (HCR, Aug. 27, 2026).

Illustrative estimate only: on a $450,000 purchase, 3% would be $13,500, under the $15,000 cap. Your real number depends on your price, your lender and the program rules at the time.

Can you combine these programs?

Short answer: sometimes, yes, but the order and the rules matter.

SONYMA says its mortgages can be combined with grants and subsidies, and DPAL Plus must be applied after other assistance. Town and county programs each have their own price and income limits. The safest approach is to line up your lender, your counseling and your program paperwork before you make an offer. That's especially true for the county program, which has required a certificate before any contract is signed.

What should a first-time buyer do first?

Short answer: get pre-approved by a lender who works with these programs, then take a homebuyer counseling class.

  1. Talk to a lender that participates in SONYMA and knows the local grant programs.
  2. Complete HUD-certified homebuyer counseling (many programs require it).
  3. Call LIHP and the county to confirm what's open and the current limits.
  4. Pick your target towns and price range based on those limits.
  5. Then start touring homes.
